Completed in July 2026, this storm capture system repair impacted several retail shops at The Shops at Serafina in Goodyear, Arizona.
Bjerk got involved in January, and once the storm system was in hand the project was completed in under 8 weeks. This dangerous and potentially devastating parking lot collapse can happen without major pressure, unusual heat or heavy storms. It just takes time. There are hundreds of buildings that have 10’ diameter pipe under their parking lots where rainwater cannot be stored in a standard detention basin. These thin-walled pipes collapse often due to a thin wall and rusting.
Even a well designed system has a life span of 50 years or so for Corrugated Metal Pipe options, but the system installed by a prior contractor that failed didn’t last 15 years for a variety of reasons.
Bjerk avoided costly traditional shoring measures and utilized affordable approaches to stabilizing the soil, resulting in significant savings for the client.

The work included emergency repair to a 10’ deep parking lot collapse from a failed steel underground retention pipe that feeds a dry well.
These systems are designed to collect all on-site rainwater for up to 36 hours after a rain event and enable a well to absorb the stored water into a natural underground aquifer over time. This prevents water from leaving private property.
The City of Goodyear shut down the public right hand turn lane, though the damage was on private property. This added to municipal coordination, public notices and the custom safety program, but Bjerk kept the project on schedule.
Through a Design Build delivery, Bjerk worked closely with the owners of The Shops at Serafina as well as the engineering team and City of Goodyear civil and building departments.
